Abstract [en]

In the Swedish housing market, there have been considerable price differences across regions over the past decades. The most significant changes have been observed in metropolitan areas such as Stockholm, Gothenburg and Malmö.

Previous research has primarily highlighted disposable income as a key factor of rising housing prices, whereas earned income remains relatively unexplored. With this in consideration, the following research question came about: “How do regional structural characteristics shape the effect of earned income on housing prices?”. To address this question, a quantitative method has been implemented, using a fixed-effect panel regression with PCA interactions and regional dummies.

The results show that the relationship between earned income and housing prices varies across housing types and regions. The small house market displayed a heterogenous relationship, where structural characteristics had very little impact on income elasticity, yet the relationship still differs regionally. The condominium market, on the other hand, exhibited a homogenous relationship, meaning that income elasticity is sensitive to structural factors but does not differ statistically between the metropolitan areas.

I den svenska bostadsmarknaden har det under de senaste decennierna varit stora prisförändringar, vilket har varierat mellan olika regioner. De största skillnaderna har observerats i storstäder som Stockholm, Göteborg och Malmö.

Tidigare forskning har främst förklarat disponibel inkomst som en drivkraft för stigande bostadspriser, medan förvärvsinkomst ännu är relativt outforskad. Med detta i åtanke uppstod problemformuleringen "Hur formar regionernas strukturella egenskaper förvärvsinkomsternas effekt på bostadspriserna?”. För att besvara frågeställningen används ett kvantitativ förhållningssätt där en fixed-effect panelregression med PCA-interaktioner och regiondummies används.

Resultatet visar att sambandet mellan förvärvsinkomst och bostadspriser varierar mellan bostadstyper och regioner. Småhusmarknaden visade ett heterogent samband där de strukturella egenskaperna hade en väldigt liten påverkan på inkomstelasticiteten, men att elasticiteten fortfarande skiljer sig åt regionalt. Bostadsrättsmarknaden uppvisade ett homogent samband, vilket innebär att inkomstelasticiteten är känslig för strukturella faktorer men att elasticiteten inte skiljer sig statistiskt mellan storstäderna.
