Abstract [en]
This thesis examines how changes in interest rates have influenced housing prices in the central Gothenburg districts of Vasastan and Linné between 2005 and 2025. The study explores whether these two districts, with their differing structural characteristics, respond differently to national monetary policy.
Using a quantitative research approach and multiple linear regression analysis, the thesis evaluates how interest rates, mortgage rates, income levels, housing supply, and population size impact housing prices over time. The results show that household income is the only variable with a statistically significant effect, while interest rates and other factor do not significantly influence housing prices at the district level.
These findings suggest that local economic conditions may play a more important role in shaping housing market outcomes than broad national interest rate changes. The study highlights the need for localized analysis in housing policy and contributes to a deeper understanding of how urban real estate markets react to macroeconomic developments.
