Abstract [en]
The aim of this study is to compare the factors that influence the price of apartments in a small city versus a large city. The selected fields of study areas are Nordstan in Vänersborg, representing a small city, and Haga in Gothenburg, representing a large city. The study covers the period from the first of January 2022 to December 31, 2024. During this time period the study includes all apartment sales in both fields of study. Two separate linear regression models are applied using the following independent variables: sales date, living area, number of rooms, floor level, monthly fee, mortgage interest rate and the apartments inclusion of features such as elevator and a balcony. The dependent variable is the final sales price of the apartments. In total 163 observations were initially collected from Nordstan and 52 from Haga. After removing invalid or incomplete data, the final data set consisted of 126 observations for Nordstan and 37 for Haga. During the time, multiple tests have been done to clarify the results credibility and significance. The result of the study indicates that the number of rooms has the highest positive impact of apartments selling prices in both Haga, Gothenburg and Nordstan, Vänersborg
