This study examines how the establishment and expansion of the AstraZeneca research center has influenced housing prices in the municipality of Mölndal. The analysis is based on the research question: To what extent has the establishment and expansion of AstraZeneca contributed to changes in housing prices in Mölndal Municipality? The study is based on a quantitative method and uses data from AstraZeneca’s entire operations in Sweden during the period 2013 to 2024. A multiple regression analysis has been conducted where the dependent variable is the final sale price of condominiums, while the independent variables include the number of employees and personnel costs at AstraZeneca, unemployment rate, mortgage interest rates, living area and number of rooms. Tests for multicollinearity were conducted to ensure the reliability of the model. The results show that the number of employees at AstraZeneca has a statistically significant and positive effect on housing prices, indicating that the company’s growth increases housing demand in the area. In contrast, personnel cost per employee and the number of rooms show no significant correlation. Mortgage rates and unemployment have a negative effect, while living area is positively associated with price. The conclusion is that AstraZeneca’s presence contributes to local economic growth by generating employment and supporting the development of an innovation cluster in Mölndal.
