Abstract [en]
The price of housing in Sweden, as in other countries, has had a continuous increase, where prices always seem to rise in the housing market. Something unique in the housing market is that no object is exactly the same. We are especially looking at tenant-owned apartments where the price of an apartment can differ from the one on the next floor. In this study, we have focused on analyzing the price-forming factors specifically for tenant-owned apartments in Gothenburg. Using collected data on 5,000 tenant-owned apartments sold during the period 2023-2024 spread across Gothenburg, we have formed a Hedonic price model. This is to identify the impact that the physical properties have on the price per square meter. Our dependent variable is log-linear regression of the price per square meter, which we have chosen in order to be able to express the percentage impact that our independent variables such as room, floor, elevator, fee, year of construction and location have. We also deal with the microeconomic factors that partly depend on a buyer´s preferences but also purchasing power. These factors are the ones that contribute to the value of, for example, location, size and assets. With a growing metropolis, these features become even more of a luxury that a buyer is willing to pay for, contributing to the price trends we present in this study.
