Abstract [en]
During the period 2005 - 2024, house prices in Sweden have increased by approximately 157%, a development that reflects a sharp price increase in the housing market. This study aims to examine how central macroeconomic factors have influenced this development. The variables analyzed are the consumer price index (CPI), disposable income, unemployment, population, interest rate and gross domestic product (GDP). The study is based on a quantitative method with quarterly time series data, where the relationship between the variables is estimated through a multiple linear regression analysis. To ensure reliable results, tests for stationarity and multicollinearity have been conducted. The results show that the consumer price index, disposable income and population have had a positive and statistically significant impact on house prices, while unemployment has had a negative and significant effect. The interest rate and GDP, on the other hand, did not show any statistically significant relationship. These results have been analyzed and discussed in relation to previous research and the theoretical framework presented in the study.
