Abstract [en]

This report examined how the two amortization requirements affected single-family house prices in Värmland. The Swedish central bank had warned about the high levels of household debt in Sweden which had come to be the third highest in Europe. As a response, Finansinspektionen in Sweden implemented three macroprudential regulations to reduce risks in the housing market, of which the first amortization requirement in 2016 and a stricter requirement in 2018 were two. The implemented regulations affected Swedish household and their purchasing behaviour. It was therefore relevant to examine how house prices were affected as a result of these requirements. Prevoius research on the impact of amortizations requirements has focused mainly on national or metropolitan perspectives. The study instead analyzed Värmland to contribute to the regional perspective and to avoid the metropolitan effect. The report followed an econometric model that test for multicollinearity, stationarity and autocorrelation with multiple linear regressions as the main analytical method. The results showed that the first amortization requirement had no significant effect, neither immediate nor delayed. The stricter amortization requirement had a delayed positive effect on single-family house prices in Värmland but no immediate effect. Unfortunately a positive autocorrelation was found in both regressions which means the result were interpreted with caution.
