Abstract [en]
This thesis is about how condominium prices in Sweden were affected by four macroeconomic factors, inflation (KPIF), unemployment, 3-month treasury bill rate, and GDP growth during 2012-2024, with a focus on the COVID-19 pandemic 2020-2021 and the subsequent inflation crisis 2022-2024. A multiple linear regression model with four lagged dependent variables was applied to capture dynamic effects and account for autocorrelation. The analysis used quarterly data from Statistikmyndigheten (SCB), Riksbanken, and Svensk Mäklarstatistik. The results show that unemployment had a statistically significant and unexpectedly positive effect on condominium prices. Lagged price changes also showed a significant delayed effect (Lag_4). Other variables were not statistically significant but followed theoretical directions. The analysis indicates that condominium prices vary depending on the type of economic shock. While prices rose during the pandemic due to low interest rates and increased demand, they fell during the inflation crisis as a result of tightening monetary policy. These findings highlight the importance of macroeconomic context in understanding condominium price dynamics.
