Abstract [en]

This paper examines how house prices has been affected by the amortization requirement. The paper is limited on studio apartments in Gothenburg, to be able to study if the requirements affects the young people more than other age-groups. Several previous studies have been done on whether the amortization requirement has affected housing prices and the younger adults more and there are mixed opinions. Some researchers believe that the amortization requirement affect all community groups, while other thinks that the requirements has a significant effect on especially young adults' opportunity to mortgage loans. Since many younger households are highly indebted because of low income, it is interesting to examine whether they are affected or not. We will perform two statistical linear multiple regressions with two different dependent variables which are different sizes of apartments in Gothenburg, and the independent variables will be the same for both regressions. The reason is to analyse how the influence of the independent variables differ, or not differ, when we study different sizes of apartments. The conclusion of the study is that we cannot determine whether if the amortization requirement have a negative impact on the housing prices of studio apartments in Gothenburg and thus we can't either conclude if the requirements have a greater effect on specifically the younger adults.
