This study is made to investigate how the holiday market has increased during the period of January 2019 – April 2022 and which factors that has affected the sales price and the demand for holiday homes. During the time that Covid-19 played out and with the Swedish government introducing restrictions due the pandemic the demand for holiday homes has increased. The population of Sweden had to change their alternative to travel abroad into taking vacations closer to home instead. Usually when the market is booming sellers want to take an advantage of it, but with fewer people wanting to sell their holiday homes, the supply decrease and the prices increasing even higher. Using cross sectional data produced on sales of holiday homes sold in municipalities Kungälv and Tjörn, which has its geographical pins on Sweden’s popular west coast, this study wants to analyse what’s drives the holiday houses prices up. To do so the data will be interpreted through a multiple regression based on a hedonic pricing method that will present the result. In the end the readers will find a result that will exhibit which variables that will influence the sales price of holiday houses. The variables room, plot area and living area are statistics significant to the price and even the dummy-variable beach plot not so surprising. If the holiday house has a beach close to their real estate the selling price will rise tremendous.
